Nancy, along with Fourteen West REALTORS®, manages several investment properties in the intown neighborhoods. Whether it is your personal residence that you do not want to sell at this time, or one that you have just recently purchased for investment, she can handle all the details involved with leasing.Nancy will assess the property condition and recommend any repairs, maintenance, or improvements to get the highest rent possible. She will inform you of similar rentals in that specific area and how they compare to your property.
Marketing for qualified tenants, advertising and promoting homes using the internet, signage, flyers, print media, and websites are all just a part of the package you get when you hire Nancy and Fourteen West REALTORS® to manage your investment.
Nancy and Fourteen West REALTORS® will screen the prospective applicants with detailed applications, credit checks, past rental history and employment information. Handling the GAR forms for the leases, move in / move out forms, lead based disclosures, landlord's disclosures and statements are all a part of the process that Nancy will oversee as your property manager. She will also handle coordinating and dealing with late rents, filing dispo warrants (if needed), and representing the owners should they go to court.
The clients will receive monthly statements and checks at the end of the month along with 1099’s and yearly statements which are provided at the end of the year. 14 West REALTORS® will pay bills that pertain to the management of the property such as water, repairs, etc. Nancy has a list of contractors to use from her many years of experience in this business for small repairs or big repairs for your investment.
